As a successful webmaster and lead generator I often get asked how to generate real estate buyer and seller (listing) leads by Real Estate Agents. The short answer is to create as many pages with your name (brand) address, phone as possible. A link back to a page with this information and  lead capture forms where appropriate will bring visitors from these pages to find information they are seeking and to contact you through various calls to action.

Recently a Real Estate Agent Team asked me for some online real estate lead generation advice here is what I sent them:

Here are the main strategies and examples to get traffic and  then funnel the traffic to fill out a form or call you.
To get local clients contacting you, use of free local (mobile) directory review and maps type listings are a great way to build a strong local profile. This along with reviews will get your info to show up in local searches, categories and text on the page are where your focus keywords go along with useful content. Don’t just stuff keywords. Some of the top directories are Google+ local / Google places, Bing local, Yahoo local and Yelp. Many of these sites have back end dashboards that provide stats on your visitors and clicks to your website.  There are hundreds along with smaller industry specific niche sites you can get listed on.
 A good way to check your local profile is to type your business phone number into search. For example you can type 813-874-5800 into Google search the first 50+ results (5 pages) are all pages that have C & C Financial Services Inc name, address, phone number. Many also have a link to the website c-mortgage.com. You will have the best results if you go back and add photos, videos and unique useful text local clients would be searching for. Some sites will allow you to place special offers or coupons get creative here.  After you claim these pages, add your basic info, then go back later and spruce them up when you have more time or hire someone to help with this. Make sure you use an email account you do not mind sharing or giving your freelancer access to when you register with these local websites to add your business info.
 In my opinion you want to use a permanent phone number, not a temporary lead tracking phone number (cell phone is OK) not your broker’s office number, (unless you are the broker).Use your own address or suite number too not the broker’s main office address.
I check many agents and their brokers’ local listings when they contact me for help. Most have the local page with their shared office address and phone number but the review links on the bottom all go to other agents local reviews or their previous brokers local pages.
The reviews from around the web are supposed to be your reviews on other review websites. This adds credibility and allows the potential client to see that you have lots of reviews and experience on many different sites not just the one they are looking at. Reviews on several sites also signals the local search engine that you deserve better maps placement (rankings). You want these listings to have exactly the same NAP (name, address, phone), with just your info leading to other listings with your good reviews. I have found Google reviews harder to get since people have their real name with photos attached to their account if you find this helpful please leave one for us.
What if I don’t have an office and do not want to use my home address for my real estate business local search listings?
There are about 30 local directory review sites that let you keep your address private and still allow you to provide your business contact information. Here is a good post about hiding your address on local listings sites.

How do I get good reviews for my business?

Ask clients for feedback, when someone submits positive feedback ask them to share their experience on your local listing pages. If feedback is not good then you have a chance to make it right with them before they post a bad review on their own without even mentioning anything to you if you’re not asking them for feedback.
To capture relocation clients, people moving to the area you focus on publish lots (daily, weekly) of specialized blog posts providing information that someone looking to move to your area would be looking for. In my experience I have seen good local Tampa real estate blogs get about a page view or two a day per blog post. Over time this can turn into a lot of traffic. Then if the articles are focused on answering visitors questions and encouraging them to call or fill out a form, a good blog can generate several calls and lead form conversions per day.
Create nice websites or blogs which focus on a specific topic and have calls to action , links and buttons to fill out forms and call. Make sure your websites a responsive to mobile and all screen sizes and have click to call which makes it easy for mobile users to call you right from your page.
Then there is PPC paid advertising on Google local and search, Facebook paid ads, I have seen large offices use lots of local directory paid ads as well.
These strategies will drive traffic and phone calls, you’ll want to funnel the traffic with links and buttons (images too!) from all of those pages to specific landing pages that capture the lead’s info for you to call and email them back.   You Tube videos with a link and your info and popular local search terms in the title are a really fast way to get some pages up and ranking well.

Posting nice pictures, banners, and info graphics to Pintrest can drive referral traffic to your website landing pages too!

Think outside the box if you are a real estate agent place a lead form for a mortgage quote contact them then refer them to a mortgage pro. If you are a loan officer place calls to action to “find a great home” or “list their current home” – contact them about what you have to offer then help them out with a referral to an agent. When clients see you are trying to help them early on rather than sell them something they will be more likely to fill out your form or call you.
