How to raise money for real estate

This used to be a major problem for new real estate investors. The first thing that comes to mind is to borrow or raise debt. Next might be a partnership, equity. Some savvy investors with cash to deploy might consider providing debt with an equity bonus.

I see many offers out there by flippers offering 1st mortgages at 10% to 12% interest with a bonus when the property sells, a hybrid of sorts.

In the last couple of years crowdfunding has stormed the internet proclaiming to be the best solution in providing real estate investors funding to buy and sell houses. Also providing cash investors a way to deploy smaller fractional investments in debt.

What about a simpler matchmaking platform to match up investors looking to deploy cash with real estate developers looking to put funds to work in their businesses. Does this exist? One that might not cherry pick and fund only the best deals.

I have personally seen more money than I can ever remember available to real estate flippers and rental property investors. Is it being deployed efficiently, reaching the right deals?

Putting yourself in the real estate developers shoes. I imagine they are constantly looking for funding with lower upfront costs.

My hard money Idea is basically this

I have a fund that I can broker their money out up 90% of purchase price at and 100% of rehab costs financed. I have not closed one yet so I am trying to get a test deal through before heavily marketing it. The rates are good for experienced flippers around 10%~ with only 15% to 20% of borrower own funds required for down and costs. I can also use this fund money for rentals at 7.5% to 9% no personal income needed- it goes by the rent income amount.
My Idea is to start out brokering these funds while at the same time raising my own funds through private accredited investors and then every time I raise enough to fund a deal cherry pick the best deal and use my direct investment fund for the best ones. After I fund a few deals put everything online and raise fractional crowd funding like patchofland.com
The name of my platform marketplace subject to change is FlipRaise.com – raise money for your flips. Eventually I can publish loans available online and then let the crowd choose the ones they like and have them funded in a few days. The main difference is instead of focusing on a bunch of states I want to only fund deals here.
The money is out there people are falling over them selves looking to invest and I would need to get to where I could fund 200K to 400K a month to make decent money with it.
Are there enough potential deals in this area?
Will decent flippers pay 10% interest and 4 points for rehab money?
Will values fall off again and cause everyone to default?
